What to Look For During an Apartment Inspection: Part 1

Conducting an apartment inspection is only useful if you know what to look for.

If you’re moving into a new apartment–or just ending the lease on your current one–it’s important to thoroughly inspect and document the condition of the unit. Ensuring that you’re not responsible for any already existing damages is key to keeping your security deposit intact and making sure your landlord has everything fixed in a timely manner. Knowing what to look for in an apartment is the first step to conducting an effective apartment inspection.

Floors

Depending on the kinds of floors that are in the apartment unit, there are a number of things that can go wrong. Carpets can suffer from snaps, tears, and unsightly stains that you don’t want to later be blamed for. Hardwood floors can end up covered in scratches and while some level wear and tear is normal after prolonged use, extensive damage can be a real problem. In bathrooms and sink, check that tile floors have been mopped, swept, and aren’t missing any tiles.

Walls

Make sure that none of the paint on the walls of the apartment has been chipped or has any kinds of inconsistencies. Stains can also be a problem so be on the lookout for those as well. If you’re moving out of an apartment and there are places where you put in thumbtacks to hold up posters or pictures, be sure to fill the remaining holes with caulk or spackle.

Windows

One big mistake commonly made while inspecting windows is not actually opening them. It can be a huge safety hazard if your windows aren’t capable of opening which can sometimes happen if the window has been painted over. Windows should also be chip free and have all of their panes of glass. Once you confirm the windows are able to open, you’ll also want to then be sure that their locks function well too.

Pests

Pests are the last thing any apartment renter wants to deal with but it’s important nonetheless. When doing an apartment inspection, be sure to check for any insect or rodent droppings and be on the lookout for any nests or holes they could be using. It’s good to be aware of things like this before you get settled in!
